Garage door tune-up and season check
Once a year, ideally before you close the house for the summer, or in May if you live here all year. We balance the door, check every part that wears, and leave a written list, including what doesn't need anything.

Signs this is your problem
- The door is louder than it used to be.
- Nobody has looked at it in more than a year.
- You're leaving for the summer.
- Hurricane season starts June 1.
What the check includes
- Balance test and spring adjustment
- Cables, drums and bottom brackets checked for rust
- Rollers, hinges and bearings lubricated
- Tracks aligned and fasteners tightened
- Opener force and travel limits set
- Safety reversal tested with the sensors
- Bottom weather seal checked
- A written list: what's fine, what's wearing, what's urgent
Leaving for the season
If you spend the summer up north, the house sits closed through hurricane season. Before you go we lock the door down, set the opener so no remote can open it, and leave notes for your house watcher.

A tune-up isn't a sales visit
If everything is fine, the list says fine. If something is wearing, we show you the part and tell you how long it probably has. You decide.

Once a year for most homes. Every six months for homes on the water, where salt and humidity work faster.

Call or text and a person in Estero answers. We'll tell you if it's safe to touch, when we can be there and how long the fix usually takes, before anyone drives over.
